Bauer systems in apartment buildings

Troublesome Sediment

Because different metals are used in the heating system (for example: heat exchanger – copper; radiators – cast iron, aluminum or sheet metal; piping – steel; regulators and valves – bronze or brass), black sediment forms in the system as a result of electrochemical corrosion. Everyone who has had any contact with heating systems has certainly seen this.

Sediment creates an insulating layer in radiators and heat exchangers, which requires significantly more energy to heat through than in a clean system. In a two-pipe system, clogging thermoregulators are a major problem. For a thermoregulator to become inoperable, the sediment only needs to block an opening of 0.5 mm! Older cast iron radiators are often covered with sediment up to 2/3 of their interior – no wonder the heat doesn’t reach the room!

Misconception

It is a misconception that if so-called chemical water (the one purchased from the district heating network) is used in radiators, the aforementioned sediment will not form. It does! Chemical water prevents the system from rusting, but it does not help against electrochemical corrosion. Sediment still forms!

Problems with Limescale

Residents of apartment buildings often face problems with showers and faucet nozzles clogging with limescale, and the building’s plumbing tends to run low on water. Especially in the mornings, when many people want to wash at the same time. Or you have to wait a long time for hot water to come out of the tap.

Mostly, this is caused by limescale.

Solution

The only permanent solution to these problems is Bauer electromagnetic technology. The Bauer electromagnetic filtration device is installed in the apartment association’s heating unit, where it begins to clean the heating water and system. The filter separates the sediment “lifted” into the water by the Bauer electromagnetic device from the water. The heating system will gradually become clean. Radiators, piping, heat exchangers, and all other parts of the system will be cleaned. Problems related to the heating system will disappear, and the system’s lifespan will be significantly extended. Long-term monitoring has shown that the average saving achieved by using the Bauer device is 12.5%. Also, there is no longer a need for annual flushing, which, due to the chemicals used, corrodes metal surfaces and reduces the durability of heat exchangers.

Process

There is much talk about the complex renovation of apartment buildings, during which the heating system should also be renovated. A lot of information about complex renovation can be found on the Kredex website www.kredex.ee. Since a single-pipe system is not individually adjustable, it should be replaced with a two-pipe system or the single-pipe system should be made adjustable. For example, Danfoss has thermoregulators that are suitable for a single-pipe system. Using these regulators together with a Bauer electromagnetic device (which cleans the existing single-pipe system) is many times cheaper than replacing the entire heating system of an apartment building. It is known that 80% of pipelines are replaced because they are clogged, and only 20% because the pipes are rusted and may start leaking. So why replace strong pipes that could last for years or even decades, when it is possible to clean them using Bauer technology? If you plan to renovate the heating system with the help of a grant from Kredex, you must first conduct an energy audit. Be sure to ask the auditor to include Bauer electromagnetic filtration devices in the audit, then you will also receive support for acquiring the devices and it will also help to meet the savings percentage required to receive the Kredex grant. If the auditor does not have precise knowledge about Bauer devices, do not hesitate to give them our contact details. We also train auditors ourselves daily.

Financing

For apartment associations, we have developed a very suitable installment/leasing package for acquiring Bauer electromagnetic devices.

Prices start from 135 euros per month + VAT.

Usually, the financial savings associated with using the device are greater than the installment payments for Bauer devices. Therefore, to achieve savings, there is no need to invest additional money, but rather to stop overspending! The installment plan is made especially favorable by the fact that the price of MW/h increases every year, but the monthly payment for the Bauer device is a fixed amount – so the savings increase with every rise in the MW/h price.
